Here, I am going to share the Myth and Insights of Executive Condominium (EC) with respect of the Supply/Demand and of course, the price trend of an EC.
Let's take the period of 2010 to 2020, the average psf$ has already grew to 49%. Without a doubt, current average price of New EC has already went up to over $1200psf. The fact is that the Land Bidded price is always in the increasing trend. Just treated Property as our daily staple food "bread". As the flour (a.k.a the Land) price increase, the end product which is the Bread (a.k.a Property) will also increase.
Then another factor you might be wondering, how about the profit margin% of those ECs that have already transacted ? This can be further galvanised using the example of Bishan Loft and Rafflesia too.
So, how about the current New ECs supply (remaining inventory) ? Despite due to Covid-19 and MSR (Mortgage Servicing Ratio), there is a strong and healthy demand for EC as it serve as a bridge for 1st timer or HDB upgraders to achieve of owning a Private Property since it will be fully privatised after 10 years.
Moreover, with the Window of Opportunity of HDB Prices, it serve a great opportunity for many HDB owners to restructure their property portfolio.
